本作故事設定在2008年的現代，主角依然是Edward Carnby，玩家要操縱他穿過紐約中央公園，探索由此所發生的一連串詭異、神秘的超自然現象，并揭開一個被隱藏多時的驚人秘密……

Atari公司公開了次世代恐怖新作《鬼屋魔影：瀕死調查》的新游戲畫面，盡管此次公開的游戲圖片中主要是游戲的背景和建筑物等部分的畫面，但結合了新的圖象引擎和次世代主機的強大機能的本作，畫面效果確實達到了全新的高度。逼真的畫面、完全交互式的真實世界以及激動人心的故事情節，可以肯定《鬼屋魔影：瀕死調查》必將讓你的神經時刻保持高度緊張。

本作的故事發生地被設定為現代的紐約中央公園，一個相當自由的游戲環境。雖然公園本身很大，但是游戲中你將不會感覺到這一點。即使你的行動不會受到視線的限制，但是你依然有可能被黑夜籠罩的環境搞成幽閉恐懼癥。現在可以確認的是公園的環境將具有充分的互動性，比如在某個地方嚇你一大跳什么的，這個驚嚇有可能來自穿梭在樹林里的風聲，或者是一道突然而來的閃電，不管怎樣，開發者表示這次的恐懼將是最真實的感受。
